1 RURAL AMENITIES and FARMLAND VALUES

چکیده
By Larry Libby and Elena G. Irwin Introduction Farmland value reflects the economic returns from the various products and services available from that land. Buyers and sellers agree on a price that captures expected income from the relevant outputs. Among the farmland services are certain amenities, some of which the landowner may withhold from non-payers and others for which exclusion costs are very high. This paper considers the economic importance of both categories of amenity services of actively farmed land -those that are private goods, captured by the owner and priced for sale to consumers, and public goods that are non-exclusive and/or non-rival in consumption and whose values are not reflected in market price. Included in the former category are hunting rights, onfarm recreation, farmers markets and certain landscape features that may make one parcel of land more valuable than another. In the latter category are such eco-system services as groundwater recharge, nutrient cycling, reduced flood risk and the overall cultural or Aheritage value@ of farms in a rural setting. Both categories of land service are important and will affect land use patterns, but only private goods are directly exchanged in a market. Public good services of privately

Estimating Amenity Values: Will It Improve Farmland Preservation Policy?
There is a growing awareness that farmland provides a host of nonmarket services, or amenities. Amenities are external benefits of farmland, i.e., beyond commodity production revenues, accruing to all types of residents (or “amenity consumers”) in rural, suburban, and urban areas. Farmland amenities may include aesthetically pleasing views, habitat provision, groundwater recharge, and a lack of...

Hedonic pricing has been used to identify values of nonmarket natural resource amenities. Most of these studies have been completed in suburban or urban communities rather than rural areas. The hedonic pricing study presented here includes developed residential parcel transactions occurring in a rural county in Michigan. We develop two hedonic pricing models using transaction data for two rural...
متن کاملAcute Effects of Exposure to a Traditional Rural Environment on Urban Dwellers: A Crossover Field Study in Terraced Farmland
Despite an increasing attention and public preference for rural amenities, little evidence is available on the health benefits of a rural environment. In this study, we identified physiological and psychological benefits of exposure to a rural environment using multiparametric methods. Twelve young male adults participated in a 3-day field experiment (mean ± standard deviation age, 22.3 ± 1.3 y...
متن کاملThe Long Run, Dynamic Impacts of Technology Spillovers and Amenities on Rural- Urban Migration Behavior
In this paper a two period overlapping generation model with an urban and rural region is developed where the number of high skill individuals working in each region is determined endogenously. The basic model is modified to examine how migration behavior reacts to: 1) a knowledge externality introduced in the urban employment sector; and 2) introduction of rural amenities and the effect of an ...
